Payment Terms

5 % Advance
25 % Land Registration
25 % Basement Level
20 % Floor roof Slab
20 % Flooring & Painting
5 % Final Payment

BUILDING SPECIFICATIONS : -
    • FLOORING : Vitro crystal/Vitrified tiled for entire house.
    • KITCHEN    : Kitchen platform with granite top and stainless steel sink.
    • TOILET       : Ceramic tiles for floor and for walls up to a height of 150 cms. Concealed plumbing, white sanitary fixtures and C.P. fittings, hot and cold mix tap with shower, provision for geyser.
    • WINDOWS/DOORS : Elegant front door, seasoned hardwood for windows and door frames. Windows with MS grills and glazed shutters. Doors paneled/flush.
    • PAINTING    : Distemper finish for inside walls, cement paint for external walls, paint for wood work.
    • ELECTRICAL: Concealed wiring in conduits with PVC insulated copper cable for lights, fans, socket 3 pin 15A for power points. Distribution switch board 3 phase with TV point and telephone point in concealed conduits.
    • WATER SUPPLY: Water connection through sump and overhead tank.

TERMS AND CONDITIONS
    • Once allotted and agreement signed, the prices are firm.
    • Individual houses will be completed within 18 months of obtaining the individual building license.
    • Possessions shall be given to the customer only after settling al the dues to the company.
    • Central, State or other local levies/taxes on finished work like service tax, workers welfare fund, works contract tax etc. should be paid by the buyer.
    • Ajantha Real Estate. Reserves the right to accept or eject any application.
    • Statutory expense to the government or to the local authorities should be paid by the buyer.
    Note: Ajantha Real Estate. Reserves the right to make minor changes in the dimensions and specifications during the execution. The builder reserves the right to take up and execute any part of the common facilities in accordance with their priorities.

DOCUMENTATION
    (A) On allotment, an agreement to construct the villa, be executed between the builder and the purchaser. The contract value in the agreement covers the cost of the land, development, building and other common infrastructure.
    (B) Registration charges and incidental expenses for the registration of land will be to the buyer’s account, to be paid at the time of registration.
